Independent Mortgage Advisor for Expats Buying in Veldhoven
Applying directly to your own bank may appear to be the simplest way to arrange a mortgage. However, a bank normally advises only on its own mortgage products and applies its own acceptance criteria.
This can be limiting for expats.
Dutch lenders do not always assess temporary contracts, foreign income, residence permits, bonuses, share-based compensation and recent relocation in the same way. A mortgage application that does not fit the policy of one bank may still be possible with another lender.
As a 100% independent mortgage advisor, Expat Mortgage Platform is not tied to one bank, lender or insurance provider.
We assess your situation and compare suitable mortgage options based on factors such as:
- Your income and employment contract;
- Your nationality and residence status;
- Fixed and variable salary components;
- Existing loans and financial commitments;
- Your available savings;
- Your intended length of stay in the Netherlands;
- The property you want to buy;
- The monthly payments you consider comfortable;
- The conditions and flexibility of the mortgage.
The objective is not simply to obtain the highest possible mortgage. We help you arrange financing that fits both your current situation and your future plans.
Can Expats Get a Mortgage in Veldhoven?
Yes. Expats can apply for a Dutch mortgage and purchase a home in Veldhoven.
You do not automatically need Dutch nationality, permanent residency or a permanent employment contract. Your possibilities depend on your individual circumstances and the acceptance policy of the mortgage lender.
We regularly advise:
- Highly skilled migrants;
- EU citizens living and working in the Netherlands;
- Non-EU citizens with a Dutch residence permit;
- Employees with permanent contracts;
- Employees with temporary contracts;
- Expats who recently moved to the Netherlands;
- Employees receiving part of their compensation as a bonus;
- Buyers with foreign income or savings;
- Self-employed professionals and entrepreneurs;
- Couples with different nationalities;
- Couples with income from different countries;
- First-time buyers in the Netherlands.
A non-standard situation does not automatically mean that you cannot obtain a mortgage. It normally means that the lender must be selected carefully and that your application requires the correct documentation.

Mortgage Advice for ASML Employees and Other International Professionals
Veldhoven is home to the global headquarters of ASML and attracts professionals from many different countries. International employees can have salary structures that require more detailed mortgage analysis than a standard Dutch employment situation.
Your total compensation package may consist of more than your fixed monthly salary.
Depending on your employment agreement, it may include:
- Holiday allowance;
- A thirteenth month;
- A fixed annual allowance;
- Performance-related bonuses;
- Shift allowances;
- Overtime payments;
- Relocation allowances;
- Restricted stock units or other share-based compensation;
- Income paid from a foreign entity;
- Additional benefits connected to an international assignment.
Not every component is automatically included in the mortgage calculation.
A lender will normally want to determine whether income is fixed, structural and likely to continue. Variable income may need to be demonstrated over a longer period. Share-based compensation and one-off relocation payments are assessed differently from a fixed salary.
We review your payslips, employment contract, employer’s statement and compensation structure before determining which income components may be usable.
Fixed Salary and Structural Allowances
Your fixed gross salary normally forms the basis of the income assessment.
Certain allowances may also be considered when they are contractual, recurring and expected to continue. The exact treatment depends on the type of allowance and the mortgage lender.
Bonuses and Variable Income
A regular bonus may contribute to your borrowing capacity, but lenders can apply different averaging periods and documentation requirements.
A bonus earned once or paid entirely at the employer’s discretion may be treated differently from a contractual annual bonus.
RSUs and Share-Based Compensation
Restricted stock units, employee shares and similar compensation can form an important part of an international employee’s total package.
However, this does not mean that the full value can automatically be included as mortgage income. Lenders may consider vesting conditions, payment history, volatility, continuity and whether the compensation is guaranteed.
We assess whether a lender is likely to include any part of the compensation before relying on it in your purchasing budget.
Temporary or International Employment Contracts
A fixed-term contract does not automatically prevent you from obtaining a mortgage.
Depending on your circumstances, a lender may assess your income through an employer’s declaration of intent, your employment history or another accepted method of demonstrating sustainable income.
Read our guide to the impact of your employment contract on your mortgage options.
Does the 30% Ruling Increase Your Mortgage?
Many international employees in the Veldhoven and Brainport region use the Dutch expat scheme, commonly known as the 30% ruling.
The scheme can increase your net disposable income, but it does not automatically mean that every lender will offer a higher mortgage.
Mortgage lenders primarily assess sustainable qualifying income. The way your salary and tax-free allowance appear on your employment documents and payslips can therefore be important.
We review:
- Your gross contractual salary;
- The tax-free allowance;
- The duration of your current ruling;
- Your income after the ruling ends;
- How the lender treats the salary structure;
- Whether the expected mortgage remains affordable in the longer term.
The 30% ruling should not be added to an online mortgage calculation without checking how the chosen lender assesses it.

How Much Can You Borrow for a Home in Veldhoven?
Your maximum mortgage is based mainly on your income, debts, interest rate and household situation.
The location of the property does not directly determine your income-based borrowing capacity. However, the property’s appraised market value places a separate limit on the final mortgage.
The calculation may take into account:
- Gross annual salary;
- Holiday allowance and fixed salary components;
- Sustainable variable income;
- Your partner’s qualifying income;
- Temporary or permanent employment;
- Self-employed income;
- Student loans;
- Personal loans;
- Private lease commitments;
- Credit facilities;
- Alimony obligations;
- Mortgage interest rates;
- The selected fixed-interest period;
- Your age and retirement income;
- The property’s energy performance;
- The appraised market value.
There are therefore two important limits:
- The maximum mortgage supported by your income;
- The maximum mortgage supported by the property value.
The lower of these amounts normally determines how much you can finance through a standard mortgage.
Use our expat mortgage calculator for an initial indication. A personal assessment is needed when you have foreign income, variable compensation, a temporary contract or another non-standard situation.
Why an Online Mortgage Calculator May Not Be Enough
Online calculators are useful for obtaining a first indication, but they cannot fully assess every expat situation.
A general calculator may not correctly process:
- Foreign income;
- Bonuses and commissions;
- Restricted stock units;
- Temporary employment;
- Recently started employment;
- Income from multiple employers;
- Income paid in another currency;
- Self-employed income;
- A partner working abroad;
- The 30% ruling;
- Foreign debts and financial commitments;
- Lender-specific exceptions.
A calculator also cannot determine whether the lender will accept the specific property you want to purchase.
Use the online result as a starting point rather than as a guaranteed mortgage offer.

Buying a Home in Veldhoven as an Expat
Veldhoven offers different types of homes, from apartments and existing family houses to modern properties and new-build developments.
The right mortgage strategy depends not only on your income, but also on the property you choose.
Before making an offer, it is important to understand:
- The expected appraised market value;
- How much savings you need;
- The condition of the property;
- Any planned renovation;
- The energy label;
- The homeowners’ association, where applicable;
- The completion date;
- Conditions in the purchase agreement;
- The financing deadline;
- The total monthly housing costs.
We help you evaluate the financial consequences before your mortgage conditions expire.
Buying in Veldhoven-Dorp, Zeelst, Meerveldhoven or Oerle
We assist expats purchasing homes throughout Veldhoven, including Veldhoven-Dorp, Zeelst, Meerveldhoven, Oerle and surrounding residential neighbourhoods.
The mortgage rules are the same throughout the municipality, but the type and age of the property can affect the checks you should perform.
For example:
- An older home may justify a technical building inspection;
- An apartment requires a review of the homeowners’ association;
- A recently constructed property may have energy-related financing opportunities;
- A new-build property has a different purchasing and payment process;
- A renovated property may still require permits or supporting documents;
- An extension or outbuilding may need to be reflected correctly in the valuation.
Your mortgage advisor does not replace a building inspector, buying agent or civil-law notary. We do help you identify which property information may affect the mortgage and coordinate with the relevant professionals.
Buying an Apartment in Veldhoven
When you buy an apartment, you normally become a member of the homeowners’ association, known in Dutch as the Vereniging van Eigenaars or VvE.
The mortgage lender may review the condition and financial position of the VvE.
Important documents can include:
- The deed of division;
- The VvE regulations;
- Annual financial statements;
- Meeting minutes;
- The reserve fund;
- The long-term maintenance plan;
- Building insurance;
- The monthly service contribution;
- Planned major maintenance;
- Outstanding payments or disputes.
A low monthly VvE contribution is not automatically positive. It can also indicate that insufficient money is being reserved for future maintenance.
Use our VvE checklist for expats buying an apartment before committing to a property.
Buying a New-Build Home in Veldhoven
A new-build mortgage works differently from the financing of an existing home.
You may sign a purchase and construction agreement before the property is completed. The mortgage funds are generally released in stages through a construction account as building work progresses.
Relevant considerations include:
- The expected completion date;
- Construction interest;
- Additional work and upgrades;
- Costs that are not included in the standard specification;
- Double housing costs during construction;
- The validity period of the mortgage offer;
- Delays in the building process;
- The energy performance of the completed home.
We calculate whether the mortgage remains affordable during both the construction period and after completion.
How Much Own Money Do You Need?
A Dutch mortgage can generally finance up to the appraised market value of the property, provided your income supports the requested amount.
Purchase-related costs are not automatically included in that value and normally need to be paid from your own funds.
These costs may include:
- Transfer tax, when applicable;
- Mortgage advice and application fees;
- Civil-law notary fees;
- Property valuation;
- Technical building inspection;
- Buying-agent fees;
- Bank-guarantee costs;
- Translation or interpreter expenses;
- Immediate repairs;
- Additional new-build options;
- The difference between your offer and the valuation.
Offering More Than the Appraised Value
The amount you offer is not necessarily the amount the lender will finance.
Suppose you agree to purchase a property for €500,000, but the independent appraiser determines a market value of €480,000. Even when your income supports a €500,000 mortgage, the standard mortgage will generally still be limited by the appraised value.
You may therefore need to contribute the €20,000 difference yourself, in addition to the other buying costs.

Mortgage Options for Different Expat Situations
Permanent Employment Contract
A permanent employment contract normally provides a clear basis for the mortgage assessment.
We examine your fixed income, structural allowances, financial commitments and future plans before comparing suitable lenders and mortgage structures.
Temporary Employment Contract
A temporary contract can still be accepted.
The available options depend on your employer’s statement, employment history, type of work and the lender’s income-assessment rules.
Selecting a lender that understands your employment structure can be more important than choosing the lender with the lowest advertised interest rate.
Foreign Employer or Foreign Income
Income from a foreign employer may require additional assessment.
The lender may consider:
- Where your employer is established;
- Whether you work physically in the Netherlands;
- In which currency you are paid;
- Where the income is taxed;
- The length and terms of your employment contract;
- The stability of the income;
- The documents available;
- Whether exchange-rate risk applies.
We identify lenders that may accept the structure and explain which documents are needed.
Recently Arrived in the Netherlands
You do not always need to have lived in the Netherlands for several years before applying for a mortgage.
Your possibilities depend on your employment, nationality, residence permit, income and intended stay. Some applications can be considered soon after relocation when the financial and legal situation is sufficiently clear.
Prepare early by collecting the documents listed in our expat mortgage document checklist.
Self-Employed Expats
Self-employed professionals and entrepreneurs can also qualify for a mortgage.
A lender may request:
- Annual accounts;
- Income-tax returns;
- Current financial figures;
- Business bank statements;
- Chamber of Commerce registration;
- An income declaration;
- Information about the continuity of the business.
The length of your trading history affects which lenders may be available, but a shorter business history does not always make financing impossible.
Buying With a Partner
Both partners’ incomes may potentially be included in the mortgage calculation.
Additional attention may be required when:
- One partner works abroad;
- One partner is self-employed;
- Only one partner has the 30% ruling;
- The partners have different residence statuses;
- One partner owns property abroad;
- Foreign debts or financial commitments exist;
- Savings are held in foreign bank accounts.
We assess the combined household situation rather than looking only at the highest salary.
Our Veldhoven Expat Mortgage Process
1. Free Initial Consultation
We begin with a free and non-binding consultation.
You tell us about your income, employment, residence situation, savings, financial commitments and plans for buying in Veldhoven.
The appointment can take place online, by telephone or at our Rotterdam office.
2. Mortgage and Purchase-Budget Calculation
We calculate:
- Your estimated maximum mortgage;
- A comfortable purchasing range;
- Expected monthly payments;
- The amount of own money required;
- The effect of existing debts;
- The treatment of variable income;
- The effect of different fixed-interest periods;
- Relevant buyer costs.
You can then begin your property search with a more realistic budget.
3. Mortgage Strategy and Lender Comparison
We compare lenders that may fit your personal situation.
The comparison includes more than the interest rate. We also assess:
- Income-acceptance criteria;
- Mortgage conditions;
- Early repayment options;
- Portability when moving;
- Interest-rate risks;
- Processing requirements;
- Long-term affordability;
- NHG eligibility, where applicable;
- Financing options for energy improvements.
4. Property and Purchase-Agreement Review
After you find a home, we assess the financial information relevant to the mortgage application.
This may include:
- The purchase price;
- The expected valuation;
- Financing conditions;
- The bank-guarantee deadline;
- VvE documents;
- Planned renovations;
- New-build documentation;
- The energy label;
- Your available savings.
We help you understand the risks before important contractual deadlines pass.
5. Mortgage Application
We prepare and submit the application to the selected lender.
We monitor progress, answer additional lender questions and help you provide any missing information.
Clear document preparation is particularly important for applications involving foreign income, temporary contracts or multiple salary components.
6. Final Approval and Notary
After the lender issues the binding mortgage offer, we explain the relevant conditions before acceptance.
The mortgage deed and transfer of ownership are then completed through the civil-law notary.
You receive guidance throughout the process rather than having to coordinate every party yourself.
Independent Mortgage Advisor or Your Own Bank?
A bank can only advise you on the products and acceptance policy available within that bank.
An independent mortgage advisor can compare suitable options from different providers.
This is especially valuable when you have:
- A temporary employment contract;
- Variable compensation;
- Restricted stock units;
- Foreign income;
- A residence permit;
- A partner working abroad;
- Recent self-employment;
- Financial commitments outside the Netherlands.
The mortgage with the lowest advertised interest rate is not always the best option.
A lender may have a lower rate but reject part of your income, require additional documentation or offer less flexibility when you move, repay early or change your plans.

Renting or Buying in Veldhoven?
Buying is not automatically the best decision for every expat.
The answer depends on factors such as:
- How long you expect to remain in the Netherlands;
- Your current rent;
- The purchase price;
- Mortgage interest and repayment;
- Buyer costs;
- Expected maintenance;
- VvE contributions;
- Your available savings;
- The flexibility you need;
- Your long-term plans.
Rather than comparing only your rent with the gross mortgage payment, compare the complete financial consequences of both options.

Frequently Asked Questions About Expat Mortgages in Veldhoven
Can an expat get a mortgage in Veldhoven?
Yes. Expats can apply for a Dutch mortgage and purchase a house or apartment in Veldhoven. Eligibility depends on income, employment, residence status, financial commitments and the property being purchased.
Can ASML employees get a Dutch mortgage?
Potentially, yes. The assessment is based on your contract, qualifying salary, residence situation, debts and the property value. Additional salary components such as bonuses or shares need to be assessed separately.
Can RSUs be included in my mortgage calculation?
Not automatically. Some lenders may consider structural share-based compensation under certain conditions, while others do not include it. Vesting conditions, payment history and continuity can all be relevant.
Can my annual bonus increase my maximum mortgage?
A structural and demonstrable bonus may be included by certain lenders. The lender may use an average of previous payments or require confirmation that the bonus is expected to continue.
Can I get a mortgage with a temporary contract?
Yes, this may be possible. The lender can assess an employer’s declaration of intent, your employment history or another method of determining sustainable income.
Does the 30% ruling increase my mortgage?
The 30% ruling can improve your net income, but it does not automatically increase the income every lender uses for its mortgage calculation. Your salary structure and the lender’s policy must be assessed personally.
Can I obtain a mortgage shortly after moving to the Netherlands?
Possibly. You do not always need a long Dutch residence history. Your options depend on your nationality, residence permit, employment, income and available documentation.
Can foreign income be used for a mortgage?
Foreign income may be accepted, but the lender will assess the employer, currency, tax position, contract and stability of the income.
Can I buy in Veldhoven while working in Eindhoven?
Yes. Your workplace and the property do not need to be located in the same municipality. The lender assesses your income, financial commitments, residence situation and the property value.
How much can I borrow for a home in Veldhoven?
Your maximum depends mainly on qualifying income, debts, interest rates, age, household situation and the appraised property value. A personal assessment provides a more reliable answer than a generic online calculation.
How much savings do I need?
You normally need savings for purchase-related costs and any difference between the purchase price and appraised value. The precise amount depends on your age, the property, the services used and whether a tax exemption applies.
Can I finance the full purchase price?
A standard mortgage may finance up to the appraised market value when your income supports the amount. When your offer exceeds the valuation, the difference generally needs to be paid from your own funds.
Do you have a physical office in Veldhoven?
Expat Mortgage Platform serves buyers in Veldhoven through online and telephone consultations. Face-to-face appointments can be arranged at our office at Aelbrechtskade 65 in Rotterdam.
When should I contact a mortgage advisor?
Ideally before beginning your property search. This gives you time to confirm your budget, prepare the required documents and understand how much own money you may need.
