Disability Insurance and a Mortgage in the Netherlands
Buying a home usually means committing to monthly mortgage payments for many years. Those payments are based on the assumption that your household continues to receive enough income. But what happens if illness or an accident prevents you from working for several months or even permanently?
In the Netherlands, insurance against this risk is known as an arbeidsongeschiktheidsverzekering, usually shortened to AOV. In English, it is generally described as disability insurance, occupational disability insurance, or income protection insurance.
An AOV can provide an income if you become partially or fully unable to work because of illness or an accident. That income can then help you continue paying your mortgage and other living expenses.
A disability insurance policy is generally not compulsory when taking out a Dutch mortgage. However, that does not automatically mean you do not need one. Whether disability insurance is useful depends on your employment situation, existing benefits, savings, partner income, monthly mortgage payment, and the financial consequences if your income falls.
This is especially important for self-employed expats, but employees can also face a considerable income gap after long-term sickness.
What Is Disability Insurance in the Netherlands?
An arbeidsongeschiktheidsverzekering is designed to protect part of your income if illness or an accident means you can no longer work normally.
Depending on the policy, the insurance can provide a periodic payment when you meet the definition of occupational disability stated in the insurance conditions.
The objective is income protection. It is therefore different from health insurance.
Your Dutch health insurance primarily covers medical care. Disability insurance is concerned with the loss of income that can result when your health prevents you from working.
It should also not be confused with life insurance. Life insurance provides a benefit following death under the conditions of the policy. Disability insurance is designed for a situation in which you are still alive, but your capacity to earn an income has been reduced.
For homeowners, the distinction is important. Medical bills are not usually the main financial problem following long-term occupational disability in the Netherlands. A sustained reduction in monthly income can have a much larger effect on your ability to pay your mortgage and normal household expenses.
Is Disability Insurance Mandatory With a Dutch Mortgage?
In most situations, no.
You do not normally have to take out an arbeidsongeschiktheidsverzekering simply because you are obtaining a mortgage in the Netherlands.
The mortgage provider primarily assesses whether your current qualifying income is sufficient and sufficiently stable to support the mortgage you are applying for.
Having an AOV also does not automatically increase your maximum mortgage or guarantee that a lender will accept your application.
The insurance addresses a different question.
A mortgage calculation asks whether you can afford the mortgage based on the income that can be accepted today. Disability insurance asks what happens to your household finances if you lose some or all of that income later.
For many buyers, both questions are important.
Why Disability Insurance Matters When You Have a Mortgage
Your mortgage does not stop when your income stops.
If illness or an accident prevents you from working, your mortgage payment, energy bills, insurance premiums, food costs, municipal charges and other household expenses continue.
The financial impact therefore depends on the difference between the income you receive today and the income that would remain if you became unable to work.
Someone with significant savings, a relatively small mortgage and a partner with a high income may be able to absorb a substantial reduction in income.
Someone whose household depends heavily on one income and who has high fixed monthly costs may have very little room.
The correct question is therefore not simply:
“Do I need disability insurance?”
A more useful question is:
“Could my household continue paying the mortgage and normal living expenses if my income fell for a long period?”
That is the risk an AOV is designed to help address.
Disability Insurance if You Are Employed in the Netherlands
Employees in the Netherlands already have more statutory protection than most self-employed professionals.
If you become sick while employed, your employer must generally continue paying at least part of your salary for up to two years. In many employment agreements or collective labour agreements, the actual payment can be higher than the statutory minimum, particularly during the first period of sickness.
This means that becoming ill does not necessarily result in an immediate loss of your entire salary.
However, there can still be a considerable difference between your normal income and the amount you receive during sickness.
Your employer may also offer additional disability provisions through a pension scheme, collective insurance policy or other employment benefits.
That is why employees should first determine exactly what protection they already have before purchasing additional insurance.
Check your employment agreement, collective labour agreement, pension scheme and additional employer provisions. Do not assume that your normal salary will continue indefinitely.
If you want to understand these additional employment arrangements in the context of a mortgage, Expat Mortgage Platform also explains the additional employer provisions that can be relevant during a Dutch mortgage application.
What Happens After Two Years of Sickness?
Long-term occupational disability is particularly important when assessing the financial risk of a mortgage.
After approximately two years of sickness, employees may be assessed under the Dutch WIA system.
WIA stands for Wet werk en inkomen naar arbeidsvermogen. It is the Dutch system for employees who remain partially or fully unable to work after a prolonged period of sickness.
A WIA benefit is not automatic simply because you have been sick for two years.
The assessment looks at how much earning capacity you have lost. In general, you need to have lost at least 35% of your earning capacity to qualify for WIA.
This creates an important potential income gap.
You can have genuine health limitations and earn substantially less than before while still not meeting the threshold for a WIA benefit.
Even when you do qualify for WIA, the benefit does not necessarily replace your previous salary completely.
An additional disability insurance policy can therefore also be relevant for employees whose household would struggle financially after a substantial reduction in income.
Disability Insurance for Self-Employed Expats and ZZP Professionals
The financial risk is usually greater if you are self-employed.
A self-employed professional does not have an employer who automatically continues paying salary during sickness.
If you cannot work, your business income can fall rapidly while your personal costs continue.
This can be particularly important when you also have a mortgage.
A self-employed homeowner may therefore need to rely on a combination of savings, partner income, business reserves, voluntary insurance arrangements or private disability insurance.
Some self-employed people can qualify for voluntary insurance through UWV depending on their circumstances, but this should not be assumed.
If you are considering a self-employed expat mortgage, it is sensible to assess the effect of occupational disability at the same time as your mortgage affordability.
The mortgage itself may be perfectly affordable while your business performs normally. The more important stress test is whether the household remains financially stable if you cannot work for six months, one year, or considerably longer.
Is Disability Insurance Becoming Mandatory for Self-Employed People?
The Dutch government has been working on a compulsory basic disability insurance scheme for self-employed people.
This proposed system is generally referred to as the Wet basisverzekering arbeidsongeschiktheid zelfstandigen, or Wet BAZ.
As of September 2026, this is still a legislative proposal and has not yet become a general statutory insurance scheme that self-employed people can simply rely on today.
Self-employed buyers should therefore not postpone their financial planning on the assumption that a future government scheme already protects their mortgage payments.
The rules can change as the legislation develops. Your current protection should be assessed using the arrangements that actually apply to you now.
Disability Insurance for Expats in the Netherlands
For expats, disability protection can be more complicated because your working life may involve more than one country.
You may work for a Dutch employer, a foreign employer or an international organisation. You may have recently moved to the Netherlands, be temporarily seconded here or receive part of your income from abroad.
Your nationality alone does not determine which disability system applies.
Your social security position, employment arrangement and country of work can all be relevant.
An insurance policy that you had before moving to the Netherlands also should not automatically be assumed to provide the same protection after relocation. Check whether the policy remains valid, which country is covered, which occupation is insured, and whether moving abroad had to be reported.
This is one of the reasons why expats should look at the complete financial picture instead of considering the mortgage and income protection separately.
AOV Versus Mortgage Payment Protection
You may also encounter terms such as mortgage payment protection, payment protection insurance or woonlastenverzekering.
These products should not automatically be treated as identical to a full occupational disability insurance policy.
An AOV is generally intended to protect income when occupational disability occurs. Depending on the policy, the benefit can be used for your mortgage as well as groceries, utilities, childcare and other expenses.
A mortgage payment protection product may instead be specifically structured around an agreed housing cost or payment.
Coverage, insured events, maximum benefit periods, waiting periods and exclusions can differ substantially between products.
Do not choose an insurance product based only on its name. The conditions determine what is actually covered.
How Much Disability Insurance Do You Need for a Mortgage?
The right amount is not automatically equal to your salary or your mortgage payment.
Start by calculating the monthly income your household needs if you cannot work.
Include your mortgage payment, utilities, food, insurance, municipal costs, childcare where applicable, transport, other debts, and other essential household expenditure.
Then subtract income that would probably continue.
That could include partner income, employer sick pay, statutory benefits, existing insurance benefits or other reliable household income.
Your savings also matter.
A household with enough liquid savings to cover twelve months of essential expenditure may be able to choose a longer waiting period than someone with almost no emergency reserve.
The objective is to identify the genuine income gap rather than automatically insuring the largest possible amount.
What Is the Waiting Period of Disability Insurance?
Most disability insurance policies do not start paying immediately after your first sick day.
The period that you must cover yourself is usually called the waiting period or elimination period. In Dutch insurance documents, you may see terms such as eigenrisicoperiode.
During this period, you must normally rely on your own income, employer payments, savings, or other available resources.
A longer waiting period can reduce the cost of insurance because the insurer only starts paying after a longer period.
However, a longer waiting period also means you need a larger financial buffer.
This is why your emergency savings and your insurance should be considered together.
If you can comfortably cover your mortgage and normal living expenses for several months yourself, you may not need insurance to begin immediately.
If your household has little financial room, a long waiting period could create a serious problem before the insurance starts paying.
What Determines the Cost of Disability Insurance?
There is no single standard price for an AOV.
The premium depends on the risk being insured and the structure of the policy.
Your occupation can be important because an office-based profession presents different occupational risks from physically demanding work.
Age can also affect the premium, as can the amount of income you want to insure, the waiting period, the definition of occupational disability, the duration of the benefit, and the age until which coverage continues.
Health information may also form part of the insurer’s acceptance process.
The cheapest insurance is therefore not automatically the most suitable insurance.
A policy with a low premium may also have a longer waiting period, narrower definition of disability, lower benefit or more limited duration.
Always compare what is actually insured rather than comparing the monthly premium alone.
Own Occupation Versus Suitable Work
One of the most important parts of an AOV is how the insurer determines whether you are unable to work.
Some policies focus more closely on your own profession. Others assess whether you could still perform other suitable work.
This distinction can have a major effect on whether a benefit is paid.
Imagine that your health prevents you from continuing your existing profession, but you are physically capable of performing another type of work.
A policy that focuses on your own occupation may assess that situation differently from a policy that considers a wider range of suitable work.
For highly specialised professionals, entrepreneurs and expats with specific careers, this definition deserves particular attention.
Do not assume that “unable to do my current job” automatically means “fully occupationally disabled” under every insurance policy.
Is AOV Premium Tax Deductible in the Netherlands?
Certain disability insurance premiums can be deductible for Dutch income tax, but the rule is more specific than simply saying that every AOV premium is deductible.
For a qualifying policy that provides periodic disability benefits, the premium can generally be treated as an expenditure for income provision when the applicable tax conditions are satisfied.
The structure of the policy matters, including who is the policyholder, insured person, premium payer and beneficiary.
A lump-sum insurance product can have different tax treatment from a policy that provides periodic benefits.
Periodic disability benefits can also be taxable when they are paid.
For self-employed people, an AOV premium is generally a personal income provision rather than an ordinary business operating expense.
Because policy structures differ, check the tax treatment of the specific insurance rather than assuming the general rule always applies.
Can Employees Also Take Out Additional Disability Insurance?
Yes.
AOV is often associated with freelancers and entrepreneurs because their income can disappear more quickly when they stop working.
However, employees can also face a significant income gap.
Consider what would happen if your salary dropped during long-term sickness, if you eventually received a lower WIA benefit, or if you were assessed below the threshold required for WIA.
Employer benefits can reduce this risk, but the quality of those benefits differs.
An employee with a large mortgage and a household that depends heavily on one salary may therefore have more reason to consider additional protection than an employee with low fixed costs, substantial savings and two strong household incomes.
Your employment status alone does not answer the question.
Your complete household finances do.
Does Disability Insurance Help You Get a Mortgage?
Do not take out an AOV solely because you assume it will automatically increase your maximum mortgage.
Dutch mortgage lenders calculate borrowing capacity primarily using income that meets their acceptance requirements, together with existing financial obligations, mortgage interest rates, and other relevant factors.
An insurance policy does not automatically transform uncertain income into qualifying mortgage income.
For self-employed applicants, lenders will still assess your business income and income history according to their criteria.
An AOV can nevertheless be an important part of your personal risk planning because it addresses what happens after the mortgage has been completed.
A mortgage that is affordable only while everything goes perfectly may not be a comfortable mortgage.
Can You Take Out Disability Insurance if You Are Already Ill?
This is an important distinction between disability insurance and the consequences of already being unable to work.
A private insurer may ask health-related questions or conduct medical underwriting before accepting an application.
An existing medical condition can influence the conditions offered. Depending on the insurer and circumstances, this could affect the premium, result in exclusions or mean that certain coverage is unavailable.
Insurance is therefore not a retroactive solution for income that has already been lost.
If you are currently sick, on long-term sick leave or already partially or fully unable to work, the more immediate question is how your existing income situation affects your mortgage.
Read our separate guide about what happens to your mortgage when you become unable to work. That page focuses specifically on the mortgage consequences of existing occupational disability, rather than choosing insurance beforehand.
What if You Already Have a Mortgage and Become Unable to Work?
Becoming unable to work does not automatically end or change your existing mortgage.
Your obligation to make the agreed mortgage payments continues.
The practical problem begins when the reduction in income makes those payments difficult to afford.
At that point, your available protection can become extremely important.
Employer sick pay, Ziektewet benefits, WIA, employer disability provisions, private disability insurance, partner income, and savings can all influence the financial outcome.
If you are already sick or unable to work, do not wait for payment problems before reviewing your situation.
The earlier you understand the expected change in income, the more time you have to assess your mortgage and household budget.
Ziektewet, WIA and AOV: What Is the Difference?
These terms are often confused.
The Ziektewet is part of the Dutch statutory sickness benefit system and applies in specific circumstances when someone is unable to work because of sickness.
WIA is the statutory employee disability system that becomes relevant after prolonged occupational disability and an assessment of remaining earning capacity.
An AOV is normally a separate insurance arrangement designed to provide income according to the conditions agreed with the insurer.
They are therefore not interchangeable.
Depending on your employment situation, you might have statutory protection, employer protection, private insurance or a combination of these.
Understanding what you already have is the first step before deciding whether additional insurance is necessary.
How to Decide Whether You Need Disability Insurance With Your Mortgage
Start with your current protection rather than immediately looking at insurance premiums.
Determine what income your household would receive during the first months of sickness, after one year, and after two years.
Then compare that income with the amount your household actually needs.
Pay particular attention to your mortgage payment and other costs that cannot easily be reduced.
Next, look at your available savings. Work out how many months you could continue paying all essential expenses if one income disappeared.
If you are employed, check your employment contract, collective labour agreement, pension arrangements and additional employer disability provisions.
If you are self-employed, determine what happens to your income as soon as you stop working and whether you already have private or voluntary protection.
Only after you understand the gap can you sensibly determine the amount, waiting period and type of insurance that may be appropriate.
Buying a Home? Stress-Test the Mortgage Before You Commit
Your maximum mortgage and a comfortable mortgage are not necessarily the same amount.
Before buying a home, consider what your finances would look like if one household income were reduced.
Would you still be able to make the mortgage payment?
How long could your savings cover the difference?
Could your partner support a larger share of the household costs?
Which employer or statutory benefits would remain?
Would you need to dramatically reduce your normal spending?
These questions can be just as important as the interest rate or maximum amount a lender is willing to offer.
At Expat Mortgage Platform, we help expats understand not only how much they may be able to borrow, but also how their employment and income situation affects a Dutch mortgage.
You can also calculate your maximum Dutch mortgage as a first indication before discussing your complete situation with an advisor.
Frequently Asked Questions About Disability Insurance and Mortgages
What is arbeidsongeschiktheidsverzekering in English?
Arbeidsongeschiktheidsverzekering is generally translated as disability insurance or occupational disability insurance. The Dutch abbreviation is AOV. The insurance is intended to provide income when illness or an accident reduces your ability to work.
Is disability insurance mandatory for a mortgage in the Netherlands?
Generally, no. An AOV is not normally a compulsory condition simply because you take out a Dutch mortgage. Whether you need additional protection depends on your income, employment situation, savings, household finances and existing benefits.
Do self-employed people need an AOV to get a mortgage?
An AOV is not automatically required for every self-employed mortgage application. A lender will still assess your qualifying business income and other acceptance criteria. However, disability insurance can be important personal risk protection because a self-employed person does not have an employer who automatically continues paying salary during sickness.
Can employees benefit from disability insurance?
Yes. Employees already have statutory and employer protection, but these arrangements do not necessarily maintain their full previous income indefinitely. Additional insurance can be relevant if a reduction in income would make the mortgage or other essential expenses difficult to pay.
Does an AOV pay off my mortgage?
Usually an AOV is designed to replace income rather than automatically repay the entire mortgage. The exact benefit depends on the policy. The income can then be used for the mortgage and other household expenses.
Is AOV premium tax deductible?
Certain premiums for policies providing qualifying periodic disability benefits can be deductible for Dutch income tax when the relevant conditions are satisfied. The tax treatment depends on the structure of the insurance and should be checked for the specific policy.
What determines the cost of an AOV?
Premiums can depend on factors such as age, occupation, insured income, waiting period, benefit duration, definition of disability and the insurer’s assessment of the risk.
What happens if I become unable to work without disability insurance?
The answer depends on your employment situation. An employee may have employer sick pay, statutory benefits and additional employer provisions. A self-employed person may have considerably less automatic protection. Your savings and partner income can also become important.
Can expats take out disability insurance in the Netherlands?
Potentially, yes. Eligibility and conditions depend on the insurer and your circumstances. Expats should also check which country’s social security system applies to them and whether any existing foreign insurance remains valid after moving to the Netherlands.
Is the Dutch government introducing mandatory AOV for self-employed people?
A mandatory basic disability scheme for self-employed people has been proposed through the Wet BAZ. As of September 2026, the proposal is still going through the legislative process and should not be treated as existing automatic protection.
