English Mortgage Advice for Expats in Eindhoven
Buying a home in the Netherlands can be difficult when you are unfamiliar with Dutch mortgage rules, purchase agreements, valuations and lender requirements.
A mortgage is not determined by your salary alone. Lenders may also consider your employment contract, residence permit, income history, existing financial obligations, available savings and the property you want to purchase.
For international buyers, additional questions often arise:
Does my residence permit qualify?
Can my temporary employment contract be accepted?
Will a lender include my bonus or variable income?
Can income earned outside the Netherlands be used?
How much money do I need in addition to the mortgage?
Should I arrange the mortgage before or after making an offer?
Which documents need to be translated or explained?
Can I complete the entire process in English?
Our role is to answer these questions before they become obstacles. We examine your situation, explain your realistic options and help you prepare for the purchase process.
This gives you a clearer budget and allows you to search for a home in Eindhoven with greater confidence.
Why Use an Independent Mortgage Advisor in Eindhoven?
You can apply for a mortgage directly through a bank, but a bank generally advises only on its own mortgage products.
An independent mortgage advisor can compare multiple lenders and investigate which lender is likely to fit your income, employment status, residence position and future plans.
This is especially important for expats. Dutch mortgage lenders do not all assess international applicants in exactly the same way. A situation that is difficult for one lender may be acceptable to another.
We can investigate mortgage options for applicants with:
A permanent Dutch employment contract
A temporary contract or probationary period
An employer’s declaration
Variable income, allowances or bonuses
Income from a foreign employer
Income paid partly in another currency
A non-EU residence permit
A partner with Dutch or international income
Existing student loans or other financial obligations
Self-employed or entrepreneurial income
A relatively short employment or residence history in the Netherlands
We compare the available options rather than automatically directing you to one bank.

Can Expats Get a Mortgage in Eindhoven?
Yes. Expats can obtain a Dutch mortgage and buy a property in Eindhoven, provided they meet the lender’s affordability and acceptance requirements.
You do not necessarily need Dutch nationality or permanent residence. Your exact options depend on factors such as:
Your nationality and residence status
The remaining duration of your residence permit
Your gross annual income
The type and duration of your employment contract
Whether your income is earned in euros
Your employment and income history
Your existing loans and financial commitments
The amount of savings you can contribute
Whether you are buying alone or with a partner
The market value and condition of the property
Because lender policies differ, it is important not to assume that one bank’s answer represents the entire Dutch mortgage market.

How Much Can You Borrow for a Home in Eindhoven?
Your maximum mortgage is based primarily on your income and financial commitments. The value of the property also limits how much you can ultimately finance.
A mortgage calculation may take into account:
Your gross fixed annual salary
Holiday allowance
Structural allowances
Bonuses and variable income
Your partner’s income
The applicable mortgage interest rate
The chosen fixed-interest period
Student loans
Personal loans and private lease commitments
Credit card limits and other registered obligations
Your age and expected retirement income
The appraised market value of the property
The maximum amount based on your income is not automatically the amount you should spend. Your preferred monthly budget, lifestyle, future plans and available savings are equally important.
We therefore calculate both your technical borrowing limit and the monthly costs associated with different mortgage amounts.
Mortgage Based on Property Value
A Dutch mortgage can generally finance no more than the appraised market value of the property, subject to affordability and lender approval.
Suppose you agree to buy a home for €475,000, but the independent valuation determines a market value of €460,000. The difference cannot normally be added to the regular mortgage and must be paid using your own funds.
You will also need savings for purchase-related expenses that are not included in the property’s market value. Depending on your situation, these may include advisory fees, notary costs, valuation costs, a structural inspection and transfer tax.

Buying an Apartment or House in Eindhoven
The financial checks you need to perform partly depend on the type of property you want to buy.
Eindhoven offers everything from city-centre apartments and converted industrial buildings to terraced houses, new-build developments and larger family homes. Each property type can introduce different mortgage considerations.
Buying an Apartment in Eindhoven
When buying an apartment, you are usually also becoming a member of a homeowners’ association, known in Dutch as a Vereniging van Eigenaars or VvE.
Before proceeding, it is important to investigate:
The monthly VvE service charges
The VvE’s financial reserves
The long-term maintenance plan
Recent meeting minutes
Planned maintenance or renovation work
Existing collective loans or financial commitments
The division deed and internal regulations
Whether the lender considers the VvE sufficiently active and financially healthy
These points are particularly relevant when looking at apartments in and around areas such as Eindhoven Centrum and Strijp-S.
The service charges do not usually increase your maximum mortgage. They do, however, affect your total monthly housing costs and should be included in your personal budget.
Buying an Existing Home
An existing property may require maintenance, energy improvements or immediate renovation.
Before making an unconditional offer, consider:
Whether a structural inspection is advisable
The age and condition of the roof, windows and installations
The property’s energy label
Expected insulation or heating improvements
Whether renovation costs can be included in a building depot
How much savings should remain available after completion
Whether the valuation is likely to support your offer
This can be relevant for homes throughout districts such as Stratum, Tongelre, Gestel and Woensel, where the age, construction type and condition of properties can vary considerably.
We help you assess how the purchase price, valuation, renovation plans and available savings work together.
Buying a New-Build Property
A new-build mortgage can involve a different payment structure from the purchase of an existing home.
You may need to consider:
Payments made in construction instalments
A mortgage building depot
Interest during the construction period
The validity period of the mortgage offer
Additional costs for kitchens, bathrooms and upgrades
Potential overlap between current rent and future mortgage expenses
Delays between signing the contract and receiving the property
A maximum mortgage calculation alone is not enough. You also need a budget that accounts for the entire construction and moving period.
Mortgage Advice for International Employees in Eindhoven
Eindhoven attracts employees from many international sectors, including technology, engineering, manufacturing, design, education, logistics and healthcare.
International employment packages can contain more than a fixed monthly salary. You may receive bonuses, shift allowances, relocation payments, stock-related compensation or other benefits.
Not every income component is automatically included in a mortgage calculation. A lender may examine whether the income is structural, guaranteed and sufficiently documented.
We can review:
Your fixed annual salary
Holiday allowance
Structural allowances
Overtime and shift-related income
Annual or performance-related bonuses
Income paid in another currency
Equity or share-based compensation
Income earned through a foreign entity
Your remaining probation or contract period
Your employer’s declaration and salary documentation
Reviewing these components early helps prevent you from basing your property search on income that a lender may not fully accept.
Mortgage and the 30% Ruling
The 30% ruling can improve your current net income, but mortgage lenders generally focus primarily on sustainable gross income.
The way the ruling affects your mortgage options can depend on your employment documentation, the duration of the ruling and the lender’s policy. It should therefore be reviewed as part of your full financial situation rather than treated as a guaranteed increase in borrowing capacity.
Read our guide to the 30% ruling and Dutch mortgages.

Mortgage Advice for Self-Employed Expats in Eindhoven
Being self-employed does not automatically prevent you from obtaining a Dutch mortgage, but the assessment is different from that of a salaried employee.
Lenders may examine:
How long you have been self-employed
Your recent annual accounts
Income tax returns
Current business performance
The stability of your business income
Your industry and professional experience
Existing business debts
Whether you recently changed from employment to self-employment
Some lenders may consider applicants with a shorter entrepreneurial history, but the available options depend heavily on the strength and documentation of the business.

Frequently Asked Questions About Expat Mortgages in Eindhoven
Can an expat buy a house in Eindhoven?
Yes. Expats can purchase a house or apartment in Eindhoven and apply for a Dutch mortgage. Approval depends on your income, employment, residence status, financial obligations and the property’s appraised value.
Do I need permanent residence to get a mortgage?
Not necessarily. Some lenders accept applicants with temporary residence permits. The available options depend on your nationality, the type and remaining duration of your permit, your income and the lender’s acceptance policy.
Can I get a mortgage with a temporary employment contract?
A temporary contract can be accepted in certain situations. The lender may ask for an employer’s declaration, information about the continuation of your employment or other evidence showing that your income is sustainable.
Can I apply while I am still in my probationary period?
This depends on the lender and the rest of your application. Some lenders are more restrictive during a probationary period, while others may consider the application after reviewing your employment history and supporting documents.
Can foreign income be included?
Foreign income may be accepted, but the assessment depends on the country, currency, employer, documentation and lender. Income paid in another currency can be treated differently from euro-denominated income.
Does the 30% ruling increase my maximum mortgage?
The 30% ruling may improve your net disposable income, but it does not automatically increase the gross income used for every mortgage calculation. The effect depends on your documentation and the lender’s policy.
How much of my own money do I need?
You normally need savings for expenses that cannot be included in the regular mortgage, such as advisory fees, notary costs, valuation costs, a possible inspection and any amount offered above the appraised market value. Transfer tax may also apply depending on your age and personal situation.
Can I finance the full purchase price?
You may be able to finance up to the appraised market value, provided the amount also fits within your income-based borrowing capacity. Any difference between the purchase price and valuation must generally be paid using your own funds.
Can self-employed expats obtain a mortgage?
Yes, although lenders will require additional financial information. Your business history, annual accounts, tax returns, current performance and income stability will influence the assessment.
Do you have an office in Eindhoven?
We do not have a physical office in Eindhoven. Mortgage consultations can be completed online or by telephone. A face-to-face appointment can also be arranged at our Rotterdam office.
Can the entire mortgage process be completed in English?
Yes. We explain the advice, calculations, mortgage options and application requirements in English. Official documents from lenders or notaries may still be provided in Dutch, but we help you understand their purpose and contents.
When should I contact a mortgage advisor?
Ideally before you begin making offers. This gives you time to confirm your budget, prepare documents, investigate lender acceptance and calculate how much savings you will need.
